Belgium/A sliding lease to help families in difficulty find a roof over their heads in Walloon Brabant

The legal provision has been in existence since 2018, but is still not widely applied in Wallonia. The Relais social intercommunal du Brabant wallon, via its Capteur logement, now offers certain prospective tenants the opportunity to sign this type of rental contract. It has just received a grant of 77,000 euros from the King Baudouin Foundation, enabling it to set up a pilot scheme to help single-parent families or large families in precarious situations to find housing.

What is it? It's a tripartite lease," explains Jean Roobaert, head of the Capteur logement department. For a period of one to three years, the Social Relay guarantees the rent for a sub-tenant. The sub-tenant receives specific support. If all the autonomy criteria are met at the end of this period, the lease slides over for a longer period, at which point the Relais Social is no longer the guarantor".

14 leases signed via Capteur logement

This formula further reassures private landlords who agree to rent out their property via Capteur logement. The service already offers them support with administrative formalities and rental monitoring, while leaving them in control of the rental. Since the service was set up in 2022, 14 leases have already been signed in the province, enabling around forty people to find a roof over their heads.

But demand is much greater: around a hundred households have already applied to the Housing Sensor. The latter is therefore trying to convince more landlords to use its services to rent out their property, in a province where real estate pressure is particularly strong and rents are often too high for people on low incomes.
